Welcome to Cayman Hills Property Management (“Cayman Hills,” “we,” “us,” or “our”). These Terms and Conditions (“Terms”) govern your access to and use of our website https://caymanhills.com, our vacation rental services, property management solutions, and any related offerings (collectively, the “Services”).

By accessing our website or using our Services, you agree to be bound by these Terms. If you do not agree, please do not use our site or services.


1. Definitions

  • “Client,” “You,” “Your” refers to any individual or entity using our website, requesting property management services, or booking vacation rentals.

  • “Property” refers to any vacation rental, managed residence, or investment property under Cayman Hills’ management.

  • “Guest” refers to anyone staying at a property booked through Cayman Hills.


2. Use of Website and Services

By using our website or services, you agree to:

  • Provide accurate and complete information during inquiries, bookings, or communications.

  • Comply with all applicable laws and regulations.

  • Use the website and services only for lawful purposes.

  • Not attempt to gain unauthorized access to our systems or data.

We reserve the right to refuse service, terminate accounts, or cancel bookings if these Terms are violated.


3. Booking Terms & Payment

a. Booking Process

All vacation rental bookings must be made through our website, authorized booking platforms (e.g., Airbnb, Booking.com), or directly with our team. Bookings are confirmed only once payment or deposit requirements are met.

b. Pricing & Fees

  • Prices may vary based on season, length of stay, and property type.

  • Cleaning fees, taxes, and security deposits may apply and will be disclosed before booking confirmation.

  • All amounts are charged in the currency specified during booking (typically MXN or USD).

c. Payment Terms

  • Payment schedules, cancellation policies, and deposit requirements vary by property and booking platform.

  • Late payments may result in booking cancellation or forfeiture of deposits.


4. Cancellations & Refunds

Cancellation policies differ by property and will be clearly stated at the time of booking. Generally:

  • Cancellations made within the specified free cancellation window are eligible for a full or partial refund.

  • Cancellations made after that period may forfeit the deposit or full payment.

  • No-shows or early departures are non-refundable.

We strongly recommend purchasing travel insurance for unforeseen events.


5. Guest Responsibilities

By staying in a property managed by Cayman Hills, you agree to:

  • Treat the property, furnishings, and amenities with care and respect.

  • Abide by all house rules provided before or during your stay.

  • Not engage in illegal activities, parties, or events without prior authorization.

  • Ensure that only registered guests occupy the property.

Any damages, theft, or violations of rules may result in additional charges, loss of security deposit, or legal action.


6. Property Access & Maintenance

We reserve the right to access the property (with reasonable notice) for maintenance, repairs, inspections, or emergencies.
In rare cases where property conditions change (e.g., unexpected maintenance, safety issues), we may offer a similar alternative accommodation or a refund.


7. Liability & Disclaimers

  • Cayman Hills acts as an agent for property owners and is not responsible for accidents, injuries, illnesses, or loss of personal belongings during a stay.

  • Use of amenities (e.g., pools, gyms, outdoor areas) is at your own risk.

  • We do not guarantee uninterrupted website availability, error-free operation, or the accuracy of third-party content.

To the fullest extent permitted by law, Cayman Hills disclaims any liability arising from the use of our services, website, or properties.


8. Security Deposits & Damages

Some properties may require a security deposit. This deposit will be refunded within the specified period after checkout, provided there is no damage, missing items, or excessive cleaning required.

Charges for damages, missing property, or policy violations may be deducted from the deposit or invoiced separately.


9. Property Owner Terms (For Management Clients)

If you are a property owner engaging Cayman Hills for property management services, the terms of your signed Property Management Agreement will govern the specific rights, fees, and obligations between both parties. In the event of a conflict, the signed agreement supersedes these Terms.


10. Intellectual Property

All content on our website — including text, images, logos, designs, and trademarks — is the property of Cayman Hills or its licensors.
You may not reproduce, distribute, or use any part of our website without prior written consent.


11. Privacy

Your privacy is important to us. Please review our Privacy Policy for details on how we collect, use, and protect your personal data.


12. Changes to These Terms

We may update these Terms periodically. The updated version will be posted on this page with the revised date. Continued use of our website or services after changes constitutes acceptance of the new Terms.


13. Governing Law & Jurisdiction

These Terms are governed by the laws of the State of Jalisco, Mexico.
Any disputes arising from these Terms or the use of our services shall be resolved in the courts of Puerto Vallarta, Jalisco.
